  • The Nectar Cafe & Room Service: Enjoy a curated menu of food and beverage options from our on-site cafe. For the ultimate "slow down" experience, take advantage of our room service delivery, bringing gourmet flavors directly to your Hive door.

  • The Arbor Lounge: Guests have exclusive access to our 1,000-square-foot lounge. With its 20-foot vaulted ceilings, potted treescape, and large fireplace, it is the perfect "third space" to gather. Sink into a deep sofa or wander out onto the back deck to listen to the sounds of the forest.

Meet Steve

Father / World Traveler / Developer / Restaurateur / Entrepreneur / Former TV Host & Producer

Steve has always drawn inspiration from nature. He lives to build and has fallen in love with the idea of tiny treehouses—peaceful getaways that let people reconnect with the world beyond the city.

For more than a decade, he’s been turning that passion into reality by creating unique spaces. Growing up in northern Ohio and calling central Ohio home for over 20 years, Steve has long dreamt of creating a tiny treehouse resort in the heart of Hocking Hills—a place where adventure and serenity meet.

With a background spanning travel & tourism, hospitality, entertainment and real estate, Steve brings a wealth of experience to every project. But at its core, this dream is deeply personal—built as a lasting legacy for his son Sawyer, who remains his greatest inspiration.

Meet Carlo & Angela

Married for 27 years, Carlo and Angela are lifelong Ohioans who share a love for family, adventure, and the simple joys in life. Together, they’ve raised three amazing sons — Dante, Landen, and Mason — and built a life rooted in connection, creativity, and exploration.

When they’re not spending time with family, you’ll often find them outdoors — skiing, cycling or cruising the open road on their Harley. Their respect for nature runs deep, guiding their vision for creating meaningful spaces where others can slow down, recharge, and reconnect.

Policies

Check-In & Check-Out

  • Check-in: 3:00PM | Check-out: 11:00AM

  • Early check-in or late check-out may be requested. Approval is accompanied by an additional fee.

  • Minimum stay: 2 nights for weekend (Fri, Sat, Sun) | Maximum occupancy per treehouse applies.

Payments & Fees

  • Full payment required at booking.

  • Security deposit may apply for damages or extra cleaning.

  • Additional fees for pets or extra guests may apply.

Cancellations

  • Full refund ≥10 days before check-in

  • 50% refund ≥7 days before check-in

  • No refund within 6 days of check-in

Safety & Conduct

  • Exterior 24 hour monitored cameras children must be supervised at all times

  • Plenty of Exterior Lighting throughout the resort

  • Pets allowed only in approved Hive units (Welcoming Dogs Only. All pets must be present when checking in)

  • No parties or events without prior approval (The Arbor Lounge is available to rent for gatherings & events)

  • Firearms, fireworks and illegal substances prohibited and strictly enforced.

  • Do not climb on railings, cut branches, or remove resort property.

  • Turn off lights, fans, and appliances when not in use.

  • Quiet hours: 10:00PM – 7:00AM

  • Smoking only in designated outdoor areas.

  • Coffee Maker (Our Nectar Cafe services some of the best locally brewed coffee each morning from 6:00am-10:00am

Emergencies & Liability

  • Staff are trained in first aid and available on-site.

  • Guests accept minor risks inherent to Hive (treehouse) stays (trees, wildlife, weather).

  • Resort not liable for accidents from misuse or ignoring safety guidelines.

Environment & Sustainability

  • Dispose of trash and recyclables properly.

  • Conserve water and electricity.

  • Respect wildlife; do not feed or disturb animals.

FAQ’s

Booking & Availability

  • You can book directly through our website/app or via Airbnb or Vrbo, select your preferred Hive, desired dates and completing the payment process.

  • Yes, same-day bookings are possible depending on availability. Please contact us directly to confirm.

  • Our standard minimum stay is 2 nights for all weekends. Stays longer than 5 days may qualify for discounts.

Check-In & Check-Out

  • Check-in is typically after 3 PM, and check-out is by 11 AM. Early check-in or late check-out may be available on request and additional cost. We recommend that if you arrive early, to join us at our Cafe, Clubhouse or Back Deck for a snack and beverages until your Hive becomes available.

  • Most Hives have private walk-bridges. Detailed instructions and a map of the resort will be sent before arrival. Access instructions will be sent after booking prior to your arrival. We encourage all guests to check in at the clubhouse with our Resort Manager so we can get to know you and answer any questions that you have, and our concierge can help transport you and your luggage to your assigned Hive if needed. After hours arrivals can roll up to your assigned Hive access point, unload luggage and take the short walk to your Hive.

  • Yes, valid government-issued ID is required for all guests.

Safety & Policies

  • Each Hive is equipped with smoke detectors, fire extinguishers, and secure locks. Please follow safety guidelines provided in the welcome manual. All Hives have secure railings and safety features, but children should always be supervised. The resort property is also equipped with numerous security cameras.

  • No events or parties are allowed in the Hive units. For hosting events, The Arbor Lounge is available for bookings. Please contact the Resort Management staff for more details.

  • Contact us immediately. We respond to maintenance issues as quickly as possible.

Local Information

  • We provide a guidebook with local restaurants, shops, public transport, and attractions.

  • Yes, we can recommend or help book local transportation, guided tours, or car rentals.

Payment & Cancellation

  • We accept credit/debit cards, PayPal, and platform-specific payment systems. No cash.

  • Yes. Cancellation policies vary:

    • Full refund up to 10 days before check-in.

    • 50% refund if canceled 7 days prior.

    • No refund within 6 days of check-in.

  • Cleaning fees, service fees or local taxes may apply. All fees are displayed before booking.

Property & Amenities

  • Yes, free Wi-Fi is available throughout the property.

  • Yes, we provide clean bed linens, towels, and basic toiletries.

  • Please contact us before booking if you have pets.

  • Parking is available in the main parking lot only. Temporary parking is available at the drop-off areas throughout the property, but these are for luggage and guest drop off/pick up only.

  • We offer breakfast/dinner/late night munchie-included packages. We strongly encourage you to pre-order meals from our more extensive menu when booking your stay.

  • The Buzz & Bloom Café operates from 6:00am to 9:00pm 7 days a week with a limited food and beverage menu available to guests for walk in.

  • Yes, our Clubhouse is available to guests when it is not booked for special events. It’s a fantastic spot to lounge with a drink in front of our community fireplace and under our interior trees. The Hive Terrace is also available to guests who prefer to be outdoors.

  • The nearest hospital or clinic is Hocking Valley Community Hospital, 15 minutes’ drive from the resort. Staff are trained in first aid.
